. We represented Víctor Juan in four (4) major legal proceedings. As background, we have that a parent property was divided into four parcels. Parcels 3 and 4 had a view easement in favor of parcels 1 and 2 so that no construction blocks the view of the balconies. Plots 3 and 4 were built up, demolished and sold to a realtor. The real estate agency built a building with seven (7) floors, obstructing the view from parcels 1 and 2.
Faced with this situation, we were carrying out three (3) contentious-administrative processes, where we requested that the easement of view be registered in the seat of charges and encumbrances corresponding to the property of the real estate agency, the easement of view is revised, and a dividing wall is recognized. In response to these contentious administrative processes, the real estate agency sued Víctor Juan for US$1.5 million dollars for damages. In his scenario, we carried out a successful negotiation where our client profited more than two million dollars by selling his property to the real estate agent for a price well above current market standards.
